Asset Management.

The goal for most investors will be to increase the value of their assets and to maximise income. At Ethos we achieve this by providing proactive property and asset management solutions, which deliver the medium and long term aspirations for each of our clients.

We work closely with our clients and tenants to understand their business objectives and operational requirements. By building these relationships we are ideally positioned to identify early opportunities to reposition assets, strengthen revenue streams and minimise non-recoverable costs.

Ethos has the in-house expertise and market knowledge to identify and advise on alternative asset strategies.

Property Management.

Ethos provides a high quality property management function as part of our overall Asset Management service. Within this we provide full rent collection, service charge administration and accounting services. By working closely with tenants we aim to reduce voids, maximise rent collection (within 3 days of the due date) and deliver efficiently operated buildings that appeal to occupiers.

Acquisitions / Disposals.

We can assist in formulating the right purchase strategy to build our clients portfolio and analyse how potential purchases will fit into the clients existing portfolio. Ethos has longstanding relationships with agents across the UK and are regularly presented with on and off market opportunities.

Strategic Advice.

Ethos strives to add value to portfolios under management through creative, robust strategies designed in the context of their clients’ investment objectives. We measure the performance of these strategies against agreed criteria and explore all aspects of the asset including funding, tenant mix, redevelopment angles and alternative use strategies.

Asset Performance Reporting.

We provide our clients with quarterly and annual reports showing key performance indicators relating to their portfolio. This data is accompanied by strategic advice on short, medium and long term opportunities and how best to maximise the capital value and returns delivered by the asset.

Nile House.

Retail & Office

Nile House is a substantial mixed use commercial building in the heart of Brighton’s City Centre, comprising boutique retail units at ground floor level and office space above. Ethos acquired this substantial trophy asset on behalf of a client in 2012 and act in the capacity of asset manager. The retail and office space is fully let and Ethos are currently advising the client on the potential of increasing and upgrading the space in the building.

Palmeira Mansions.


Ethos manage a block of luxury apartments in a prestigious Grade II Listed building on behalf of a client who has significant residential holdings. Ethos act as both letting agent and residential manager, ensuring that the building remains fully let and in good repair both internally and externally. Ethos arrange and project manage repair and maintenance works, providing a complete service.


Hill House.

Retail & Residential

Hill House is a substantial mixed use building in a prominent location in Hove, comprising retail units at ground floor level and residential apartments above. Ethos recently project managed a major programme of refurbishment works involving 44 apartments, resulting in a significant increase in rental income for our client.
